Mixed-Use Building in Marousi
The project for the mixed-use building in Marousi aims to revolutionize the local urban fabric. In the new era, work has become hybrid, blending physical cooperation with digital interconnection. The pandemic has accelerated changes in the workplace and has challenged architecture to translate these new conditions into space. As a result, modern office buildings now emphasize both sustainability and functional flexibility.
Our proposal for the architectural competition on the former Kodak offices plot in Marousi aims to create a mixed-use building complex. This modern business park will attract new companies to the extended area. Specifically, the complex includes six 5-story buildings with a total surface area of 26,845 sq.m. and features offices, stores, a central atrium, and two basements.
To achieve a harmonious environment, the unified exterior and vertical connections allow different companies and users to coexist harmoniously. For instance, a company can occupy an autonomous building or two connected buildings, thereby maintaining its identity. Furthermore, the design enables the complex to function at various scales and layouts, effectively operating like a neighborhood.
From a distance, the structure appears as a concise, three-dimensional object. However, as one approaches, the monolithic office building transforms into multiple volumes that interact with the green landscape. This design creates a central open-air atrium for meetings, enhances the microclimate, and ensures energy and functional autonomy for the companies housed within.
Moreover, the complex houses various operations and offers a new public space. The central open-air space serves as a meeting point and a recreational area. It not only retains part of the existing greenery but also introduces new green areas on the ground floor and roof, which in turn improves the microclimate. Additionally, water surfaces help to create cooler conditions during the summer.
In addition, the building's outer layer fractures to define the boundaries of the central open-air space and green areas. This design guides movement and stillness throughout the complex while also signaling entrances and commercial areas. Consequently, the porous design creates an environmentally conscious building with natural shading throughout the day. This complex fosters cooperation between buildings, natural lighting, ventilation, and blurs the boundaries between interior and exterior spaces. It also promotes workspace flexibility and enhances employees' daily experiences.
Overall, our proposal for the mixed-use building complex in Marousi aims to create a modern, sustainable, and flexible business park. By focusing on harmonious coexistence, green spaces, and a porous design, the complex will attract new companies and improve the urban landscape. The design emphasizes creating a vibrant, adaptable, and environmentally conscious workspace that meets the evolving needs of contemporary businesses.
