Office Building in Marousi
The office building stands in Marousi, on a corner plot near Kifisias Avenue. In addition, this area is rapidly developing and features many office buildings. In particular, the building has a uniform rectangular volume with an open-air atrium in the middle. At the southeast corner, the volume recedes, creating a chamfer and forming horizontal openings that enhance permeability. Consequently, these transformations create a large public space on the ground floor, allowing open-air access and offering views toward the two adjoining streets.
Furthermore, the exterior divides into three vertical zones. Firstly, the ground floor, or the first zone, integrates with the surrounding open-air space on the southwest side. In this area, there is a water surface encircling the stairway core.
In addition, the second zone, corresponding to the first floor, is surrounded by glass surfaces. Thus, this zone sits between the ground floor (base) and the upper part (third zone). As a result, it creates a sense that the building is floating.
Moreover, the third zone comprises the second and third floors. This design forms the upper part of the building with peripheral shading elements. For instance, the east, west, and south façades are primarily glass, with horizontal shading elements providing a dynamic quality. Their incline changes with height. Meanwhile, the north façade houses the elevators, stairway, and sanitary spaces. It also features small horizontal openings along its length, aligning with the shading elements of the other three sides.
Additionally, the design improves the building’s bioclimatic performance. In particular, it allows controlled sunlight and natural ventilation. Overall, this approach combines bioclimatic architecture with aesthetic and harmonious integration into the urban environment. Therefore, the proposal aims to provide a modern office space with a supralocal identity. In this way, it meets the demands of an open-space workplace.
Overall, the redesign of the office complex near Kifisias Avenue focuses on enhancing both functionality and aesthetics. To this end, it integrates vertical zoning, creates a permeable ground floor, and incorporates bioclimatic elements. Thus, the proposal aims to transform the building into a modern, efficient, and visually appealing office space. This comprehensive approach not only improves the building's performance but also ensures its harmonious integration into the urban landscape
